At a glance

  • Converts land area between Indian and standard units: bigha, biswa, biswansi, katha, dhur, chatak, lessa, nali, kanal, marla, guntha, cent, decimal, ground, gaj, square feet, square metres, acres and hectares.
  • Uses state-wise sizes for 20 states and territories — one bigha is 27,000 sq ft in Uttar Pradesh, 27,220 in Bihar, 14,400 in West Bengal and Assam, 17,424 in Gujarat and 9,070 in Punjab.
  • Fixed units: 1 acre = 43,560 sq ft = 4,840 gaj = 40 guntha = 100 cents = 8 kanal = 160 marla, and 1 hectare = 2.471 acres = 10,000 sq m.
  • Reads and writes areas the way land records do: bigha–biswa–biswansi, bigha–katha–dhur, kanal–marla, acre–guntha, hectare–are–sq m.
  • Local sizes can be corrected: type the bigha or katha from your own land record and every result follows.
  • Converts a land rate — per sq ft, gaj, bigha or acre — into every other unit, prices the area, and works out area from a plot’s length and width.
  • Runs in your browser. Your state and any sizes you correct are saved on your device only.

Why sizes differ — and what to rely on

Bigha, biswa and katha are older than any national standard, and each region kept its own. Many places even have two: a larger pucca bigha used in records and a smaller kaccha bigha used in everyday talk.

Government records are kept in hectares (or acres), and sale deeds are registered in square metres or hectares. For a purchase, loan or mutation, take the area from the record of rights — khatauni, jamabandi, 7/12 extract or patta — and confirm the local unit with the lekhpal, patwari or tehsil office. Then type that size here so the conversion matches.

Formulas

  • Plot area in sq ft = length (ft) × width (ft).
  • Gaj (sq yd) = sq ft ÷ 9.
  • Square metres = sq ft ÷ 10.7639.
  • Acres = sq ft ÷ 43,560. Hectares = sq ft ÷ 1,07,639.
  • Bigha = sq ft ÷ the bigha of your state — for example ÷ 27,000 in Uttar Pradesh or ÷ 14,400 in West Bengal.
  • Rate per bigha = rate per sq ft × sq ft in a bigha.
